What Owners Need to Know

Vivid handles all compliance for managed properties, but owners should understand the landscape:
  • A City of Sedona STR permit is required before listing — each rentable unit requires its own permit
  • A TransactionPrivilege Tax (TPT) License from the Arizona Department of Revenue must be obtained before applying for the city permit
  • Special events are prohibited at STR properties — weddings, retreats, conferences, and organized gatherings of any kind are not permitted under Sedona STR Code 5.25.050
  • Permits must be renewed annually; late renewal fees apply as of January 1, 2026

What is your cancellation policy?

Cancellations made in writing more than 60 days before arrival receive a full refund less any processing fees. Cancellations less than 60 days before arrival forfeit all payments — no exceptions. Early check-out or a shortened stay is not eligible for a refund. Travel insurance is strongly recommended; we do not sell it.

What payment types do you accept?

Visa, MasterCard, and American Express.E-checks via scanned voided check.Wire transfers accepted for international guests. A processing fee applies to credit card payments.

What is your payment schedule?

A 50% deposit is due at booking to secure the reservation.The remaining balance is due 60 days before arrival.

What taxes and fees will I see on my reservation?

All reservations are subject to Arizona state and City of Sedona Transaction Privilege Tax (TPT). A processing fee applies. All fees are disclosed at the time of booking.

What are check-in and check-out times?

Check-in is at 4:00 PM.Early check-in may be available based on property readiness — contact us before arrival and we will do our best. Check-out is at 11:00 AM.

Are events or parties permitted?

No. House parties, weddings, retreats, and organized events of any kind are strictly prohibited by Sedona city code and our rental agreement. Violations result in immediate termination of the reservation.

Are pets permitted?

Pet policies vary by property. Check the individual property listing for details.

Is my payment and personal information secure?

All payment information is encrypted. Personal information is shared only with the third parties required to process your reservation and will never be sold.

What if something goes wrong during my stay?

Contact us directly. We have local team members available to address maintenance issues and guest needs throughout your stay.
